How Sealcoating Works
Commercial Paving of Maine specializes in sealcoating driveways, parking lots, and other paved areas. Our experience tells us that when you sealcoat your pavement, it protects it from harsh use and ever-changing weather conditions. In turn, this extends its lifespan. We do this by applying a liquid sealant product over existing asphalt pavement with an application technique developed over the many years we’ve been in business.
Brush Sealcoating
A quality paved parking lot or driveway is an investment that must be protected. Sealcoating asphalt pavement by hand, with a brush, is the only method Commercial Paving of Maine uses. Our experience tells us this method works best at getting sealcoating material into porous paving material and pavement cracks.
The Lifespan of Sealcoating
If your asphalt is under two years old, a sealant’s professional application needs to be done in four years. Then, it must be applied every five years after that.

Preparing For Sealcoating
When preparing for sealcoating, keep your pavement dry for up to 24 hours before our scheduled sealcoating date. Notify family members and others, like landscapers, sanitation workers, and mail carriers, who access your paved area not to walk or park on it for 24 hours. You will need to move all vehicles and dumpsters off the pavement.
When you move items off the pavement, move them at least 100 feet from the asphalt that is be sealcoated. This will prevent unwanted dust and debris from harming nearby vehicles, dumpsters, or other items during the cleaning process. Commercial Paving of Maine will go over preparation in detail with you before our arrival.
